For buyers:Β  I often go where other agents wont while we are touring homes.. Often I am in the crawlspace, in the attic, or hunting around the home looking for any indication of damage, repair, etc.Β 

In many cases I have identified issues on home searches that changed buyer’s decisions before offering on the home. This saves home buyers weeks in contract on homes that may eventually fall apart after an inspection as well as money spent on those inspections. Finding a home that is solid and maintenance/repair free and won’t require you to spend thousands in near future fixes is key.

For sellers:Β  In your corner as your agent I am able to audit home inspections and refute any potentially incorrect inspection findings.Β 

Example: In one of my recent home sales an inspector incorrectly called out joist dimensions and requirements on a home. The buyers requested that the seller correct the ‘problem’ or reduce the home cost by $20,000. I was able to refute the claim by providing detailed Ohio construction code references, have the inspector correct his report, and negate the price reduction request. This simple act saved the sellers $20,000.

While I have similar marketing tools, social media skills, and the same showing service access as other Firelands MLS Realtors, I also have the home knowledge that can save you time and money.

I am knowledgeable in the real estate investment world. I have a small portfolio of long term and short term rentals and know Ohio Landlord Law. Cashflow analysis is my bread and butter. If you are looking for a long term buy and hold, a flip, or an airbnb/vrbo short term rental, you have found a Realtor who can speak the numbers and help you find a property with cash flow and ROI numbers that meet your requirements. I have taught several classes and been an investment property panelist at my Keller Williams brokerage office, helping other Realtors understand the ins and outs of investing and what to look for when buying a rental. Lease, tenant screening, application, or rental marketing questions? I can also help you with that.

I am also FAA certified to operate drones for commercial purposes. Every listing will have drone photos featured at no charge. I use a top of the line DJI Mavic Air 2S which provides crystal clear aerial photos of your listing.Β 

My main hobbies are boating (Carver Santego 3067, Baja Force 320, Silverton 34C, Boston whaler 22′ temptation, Boston whaler 13′ classic), riding my motorcycle (Suzuki Boulevard) and investing in Real Estate.

I have a deep family history in the Shores and Islands region. My grandfather built the Lakeside Marblehead post office and the original fire station in the 1960’s. He also owned and operated Plymouth Shore Camp in Marblehead on Sandusky Bay where my mom grew up (Now Plymouth Shore on the Bay mobile home park). He did construction work all around Marblehead and also on Johnsons Island.

My mom was a Marblehead Watercraft officer and a lifeguard at East Harbor SP beach (where she met my dad).Β

Last month I stepped down after 10 years of serving as the Recording Secretary at Chagrin River Yacht Club. When I joined the club they asked me if I knew how to type. I said yes, average 65 words per minute. The rest is history 😁. I recently moved from Eastlake to Marblehead and the drive has become too far for me to honor that commitment into the future as my real estate business grows (and as I grow a little family ☺).
