My Mission: To save clients time and money.
For buyers: You want a Realtor who knows homes. I will be in the crawlspace, in the attic, and hunting around the home looking for any indication of damage, repair, cover ups, etc. My toolbelt, mositure meter, outlet tester, laser thermometer, and flashlight are more important than a pen and paper when helping you find a home. I want quality for my buyers, and I will make sure they get it.
On showings I will have my drone up looking at the roof and chimney, looking for issues not viewable from ground level. In many cases I have identified issues on home searches that changed buyer’s decisions before offering on the home. This saves home buyers weeks in contract on homes that may eventually fall apart after an inspection as well as money spent on those inspections (roughly $500 each). I would honestly rather steer you away from a money pit home than make a commission. Finding a home that is solid and maintenance/repair free and wont require you to spend thousands in near future fixes is key. While cosmetics may be what most look at, my engineering and home inspection knowledge will give you a secure feeling on your search and purchase, allowing your house hunting to be more stress free and fun.
For sellers: This is where my skills and certifications shine. Imagine listing your home and getting into contract with a buyer for a certain price, only to have their inspection result in a large list of bogus or erroneous ‘issues’. Now weeks after taking the home off of the market you need to decide if you will spend money and time to repair these ‘problems’ or take a reduction on the purchase price. I am able to audit these inspections and refute any incorrect call out items.
Example: In one of my recent home sales an inspector incorrectly called out joist dimensions and requirements on a home. The buyers requested that the seller correct the ‘problem’ or reduce the home cost by $20,000. I was able to refute the claim by providing detailed Ohio construction code references, have the inspector correct his report, and negate the price reduction request. This simple act saved the sellers $20,000. This is the knowledge your want your Realtor to have. Yes, commission percentages are a major factor when choosing a Realtor to list your home (I am competetive with other area Realtors), but there are many more behind the scenes factors to consider when choosing someone to list your home. While I have similar marketing tools, social media skills, and the same showing service access as most Realtors, I also have the home knowledge that can save you real time and money.
I am knowledgable in the real estate investment world as well. I have a small portfolio of long term and short term rentals and know Ohio Landlord Law. Cashflow analysis is my bread and butter. If you are looking for a long term buy and hold, a flip, or an airbnb/vrbo short term rental, you have found a Realtor who can speak the numbers and help you find a property with cash flow and ROI numbers that meet your requirements. I have taught several classes and been an investment property panelist at my Keller Williams brokerage office, helping other Realtors understand the ins and outs of investing and what to look for when buying a rental. I am also FAA certified to operate drones for commercial purposes. Every listing will have drone photos featured at no charge. I use a top of the line DJI Mavic Air 2S which provides crystal clear aerial photos of your listing. Buyers will have a unique view of their potential purchase from the air.
My main hobbies are boating (Carver Santego 3067, Baja Force 320, Silverton 34 Convertable, Boston whaler 13 classic), and investing in Real Estate.
